Town of Sutton NH

Planning Board

Proposed Amendment to the Sutton Zoning and Building Ordinance

You are hereby notified of a Public Hearing to be held on Tuesday, December 12, 2023, at 7:00p.m. at the Pillsbury Memorial Town Hall, 93 Main Street, Sutton Mills, NH, to review a proposed amendment to the Sutton Zoning and Building Ordinance by adding a new article that provides for the creation of Village Overlay Districts within the Town. The purpose of this amendment is to address the desires of the Town concerning its historic villages as outlined in the 2021 Master Plan Update. The intent of the creation of Village Overlay Districts is, among other things, (1) to implement the goals, objectives, and policies of the 2021 Master Plan for housing, economic development, and the protection of neighborhood character, (2) to protect the historic character in the areas designated as Sutton Village Overlay Districts, (3) to encourage flexibility of design and to provide an efficient permitting process, and (5) to encourage the reuse of existing under-utilized buildings.

This proposed Ordinance Article will not create any specific Village Overlay Districts. Each proposed Village Overlay District will be the subject of a separate warrant article to be voted on at Town Meeting.

A copy of the proposed Ordinance article, is posted on the Town of Sutton webpage (sutton-nh.org) and is available at the Sutton Town Hall.

You are invited to appear in person or be represented by an agent or counsel to provide input to the Planning Board regarding the proposed amendments. Please address any written input or comments to Sutton Planning and Zoning, 93 Main Street, Sutton Mills, NH 03221, referencing “Proposed Zoning Ordinance.” All written submissions will be included as part of the record.
